Rich Tyson Built a Real Estate Business Out of Answering Why Sarasota

The Preferred Shore realtor explains how his video series Why Sarasota turned a simple, endlessly-asked question into a go-to-market strategy that doubled his sales in a year.

Rich Tyson · Creator & Host of Why Sarasota

Rich Tyson moved to Sarasota three years ago after a golf trip during COVID convinced him and his wife to leave Western New York behind. He got licensed to sell real estate, and quickly ran into a familiar problem for agents everywhere: nobody cares about real estate content. So instead of pouring money into lead-generation websites and Google ads, he started filming short video profiles of local businesses, restaurants and personalities under the name Why Sarasota, answering the question he was already fielding constantly from people considering the move south.

Building an Audience Without Advertising

Tyson has since posted more than 57 episodes, plus a nine-part sub-series called Build SRQ profiling custom home builders and architects, a project that doubles as a way to get in front of high-end listings without having to land them first. He estimates he's doubled his real estate sales year over year, closing about $4.7 million in transactions last year and sitting near $10.5 million by mid-August this year. The philosophy driving it, he says, is simple: create value for people before asking for anything back, whether that's a business owner getting free exposure or a newcomer getting an honest answer about the city.

The most meaningful episode he's filmed wasn't a business at all. After a hurricane, he checked on an elderly couple near his home at a friend's request and ended up interviewing the husband, who had just turned 99, about moving to Sarasota from up north in 1994. He connects that story to losing his own grandmother the year he relocated, and the small comfort of having her captured on camera before she passed. Other guests have included UFC legend Royce Gracie, interviewed in the living room of a Siesta Key listing Tyson had on the market, and Emmy-winning former news anchor Bill Martin, who coached him on camera presence.

Roundabouts Get His Vote, Not His Patience for Other Drivers

Asked the show's recurring roundabout question, Tyson doesn't hesitate: he loves them, and blames confused drivers rather than the design itself, arguing Sarasota needs more public education on how to use them rather than fewer of them. He closes the conversation by recommending Royce Gracie as a future Sarasota SpeaX guest, along with a nod to Teen Court of Sarasota as an organization worth a future episode.
